Why Proper Grading Matters

Grading is the foundation of every outdoor project. Without correct slope and drainage, water pools against foundations, lawns turn into swamps, driveways wash out, and new construction sits on unstable ground. Dutchess County's hilly terrain and clay-heavy soil make proper grading especially critical -- water that cannot drain through clay soil needs to be directed away by the surface grade.

At All American Lawn & Landscape, we use our own excavation equipment -- compact excavators, skid steers, and grading attachments -- to reshape your property's terrain with precision. Whether you need to regrade a yard to fix drainage issues, level a building pad for a new garage, or create a smooth driveway base, we handle projects of every scale.

Owner Evan Turenchalk surveys every grading project on site, evaluating the existing grade, identifying drainage paths, and determining the volume of cut and fill needed. You receive a detailed written estimate that covers the scope, timeline, and any additional work like drainage installation or topsoil replacement.

Our Grading Services

Yard Grading

Reshaping your yard's slope to direct water away from your foundation and eliminate low spots where water pools. The most common residential grading service in Dutchess County.

Construction Site Prep

Leveling and compacting building pads for new homes, garages, sheds, and additions. We cut to grade, compact sub-soil, and ensure proper drainage before construction begins.

Drainage Grading

Creating swales, berms, and surface drainage channels that direct water to French drains, dry wells, or natural drainage points on your property.

Driveway Grading

Reshaping and smoothing gravel driveways that have developed ruts, washboard, or erosion. We regrade the surface, add material where needed, and crown the driveway for proper water runoff.

Final Grading & Topsoil

Finish grading with screened topsoil spread to proper depth for lawn establishment. We grade to within 1 inch of final elevation and prepare the surface for seeding or sod installation.

Septic System Grading

Grading around new and existing septic systems to ensure proper drainage away from the leach field and distribution box. Critical for Dutchess County properties on well and septic.

Grading Costs in Dutchess County

Grading costs depend on the area size, volume of earth to be moved, site access, and whether material needs to be imported or hauled away. Typical residential grading costs in the Hudson Valley:

  • Yard regrading (drainage correction): $1,500 to $5,000 for a typical residential lot. Smaller areas near the foundation can be graded for less.
  • Building pad preparation: $2,000 to $8,000 depending on cut/fill volume and compaction requirements.
  • Driveway grading: $500 to $2,500 depending on length and severity of damage.
  • Final grading with topsoil: $1,500 to $4,000 for screened topsoil delivery, spreading, and finish grading.
  • Full property regrading: $5,000 to $15,000+ for extensive grade changes across the entire lot.

Dutchess County's rocky clay soil can complicate grading when ledge rock or large boulders are encountered below the surface. Evan assesses soil conditions during the free site visit and factors rock removal into the estimate when necessary.

Our Grading Process

Site Survey

Evan evaluates existing grades, drainage patterns, and soil conditions. He identifies the scope of work and provides a detailed written estimate.

Rough Grading

We cut high spots and fill low areas to establish the desired slope. Material is moved, spread, and compacted to create a stable sub-grade.

Drainage Integration

Where needed, we install drainage systems, swales, and catch basins during the grading process while the equipment is on site.

Finish & Restore

Topsoil spreading, fine grading, seeding or sod prep, and site cleanup. Your property is left clean and ready for the next phase.

Grading FAQ

Signs that your yard needs regrading include water pooling near the foundation after rain, soggy areas that never dry out, erosion channels across the lawn, and a basement that gets wet during storms. If the ground slopes toward your house rather than away from it, regrading is likely needed to protect your foundation.
The standard recommendation is a minimum 2 percent grade (about 1/4 inch per foot) away from your foundation for the first 10 feet. After that, a 1 percent slope is sufficient to move surface water toward drainage points. We grade to these specifications on every project.
Small drainage corrections around a foundation can be done in a day. Full yard regrading for a typical residential lot takes 1-3 days. Larger projects that include building pad preparation, drainage installation, and topsoil spreading may take a week. Evan provides a specific timeline with your estimate.
We use compact equipment specifically to minimize disturbance to existing landscaping. In many cases, we can work around trees, garden beds, and hardscape features. However, if the grade change requires work in a planted area, we can transplant or protect plants during the process and restore the area afterward.
Absolutely. Grading is most cost-effective when combined with other projects because the equipment is already on site. Common combinations include grading plus drainage installation, grading plus retaining walls, and grading plus new landscaping. Bundling saves on mobilization costs.
